Cleaning Specifications

I. Five, Three, Two or One Times Per Week–

  1. Sweep and damp mop all hard surface floor areas. (using floor machine as needed / using clean mops to not cross contaminate)
  2. Vacuum all carpeted areas and mats. (spot cleaning as needed)
  3. Empty and damp clean all wastebaskets taking trash to dumpster. (can liners included for free)
  4. Clean and polish all water fountains, counter tops and sinks.
  5. Clean all door glass, petition glass, mirrors and glass desktops.
  6. Clean and disinfect all furniture, common areas, office equipment and fixtures
  7. Clean and disinfect all classroom counters, desks and equipment
  8. Check all walls for smudges, chemical or bodily fluids, and scuff marks.
  9. Clean and police outside entry areas.
  10. Properly arrange all furniture.
  11. Keep facility secure at all times.

II. Monthly –

  1. Damp wipe all base moldings
  2. Clean under and around all furniture, fixtures and equipment
  3. Clean and dust all mini-blinds and window frames
  4. Clean and dust all A/C vents.

III. “Total Floor Care Program” (to be done on schedule agreed to by Alpine and Customer)

  1. Scrub and wax VCT
  2. Machine Clean all Carpet
  3. Machine Scrub Ceramic Tile
  4. High Speed Buff

••• It is to be noted that Alpine Building Maintenance, in accordance with OSHA, uses hospital grade cleaners to kill blood borne pathogens. All chemicals will be FDA approved.

Restrooms

I. Five, Three, Two or One Times Per Week

  1. Clean and sanitize all urinals, commodes, wash basins and showers to include all chrome fittings, and all bright work. (using live enzyme to eliminate urine odor)
  2. Clean mirrors and frames.
  3. Dust ledges and partitions.
  4. Sweep and wet mop floors. (using appropriate disinfectant – machine clean as needed)
  5. Spot clean walls, doors, and partitions in bathrooms.
  6. Fill all dispensers from stock (wipe down dispensers).
  7. Empty and remove all trash from containers, sanitize containers. (can liners included for free)
  8. Clean and sanitize all water fountains.

II. Monthly Service

  1. Thoroughly wash all walls, partitions, and baseboards.
  2. Dust and/or wash all return air vents.
  3. Dust all door jambs.

Lunchroom, Kitchen, and Break Areas

I. Five, Three, Two or One Times Per Week

  1. Empty all trash and remove from facility. (cleaning trash cans and dollies)
  2. Damp wipe all table tops and seats. (putting chairs back in place)
  3. Clean sink area and counters (washing dishes as needed)
  4. Clean all floors according to type of floor.
  5. Low dust all horizontal surfaces.
  6. Properly arrange furniture.

Initial Cleaning

I. To be done at a time determined by Alpine and Customer–

  1. Complete all floor care.
  2. Complete all specifications to achieve standards set forth by Alpine.

Operational Guidelines

I. Contractor agrees that:

  1. Alpine shall furnish the Cleaning Services specified herein in a prompt, efficient, professional and courteous manner.
  2. Alpine will operate its business with diligence in accordance with the best standards of operation of such business.
  3. Alpine will use only trained, experienced personnel. These employees will have undergone security checks for theft and immigration authorization. Pictures and security information will be provided for the customer.
  4. Alpine will conduct a scheduled inspection by management and will continually communicate with a representative from customer.
  5. Service will be performed on the attached scheduled basis between the hours agreed upon.
  6. Alpine employees will carry proper identification in compliance with customer’s procedures.
  7. Alpine employees will be trained and familiar with all OSHA rules and regulations.
  8. Alpine employees will be properly dressed and in uniform when appropriate.
  9. Alpine employees will keep the janitorial area clean and well organized.
  10. Alpine will remove any employees that are deemed unfit within a reasonable time.
